Listing description writes MLS-ready copy for a property from the facts you give it. Paste an MLS sheet, dictate the details, upload a photo or PDF of the sheet, or start from a listing you already set up in Agentr.ee. Use it when you need a fresh description for the MLS, social media or a brochure.
Before you start
You need the property facts in one of these forms:
- An MLS sheet or notes you can paste or type
- A photo (JPG, PNG or WEBP) or PDF of the sheet, under 10MB
- An active listing already set up in your Agentr.ee account
Reading the details from a sheet is free and does not count toward your limit. Each description you write costs:
| Free | Pro | |
|---|---|---|
| Each run (write, Regenerate or Ask for a change) | 1 credit | 0 credits |
| Limit | 50 runs per 24 hours | 50 runs per 24 hours |
The 24-hour window starts with your first run and resets all at once. The counter under the form shows how many runs you have left and when the limit resets. If you are on the Free plan and have no credits left, the page shows "You need credits to run this" with an Add credits button.
How to write a listing description
- Open AI Studio at agentr.ee/workspace/studio, choose Write, then choose Listing description.
- Under "Where are the details coming from?", choose New property or An existing listing.
- For an existing listing, pick it from the dropdown and click Use this listing. For a new property, paste the details, tap Dictate, or click Upload sheet (photo/PDF), then click Read the details. You can also click Enter it manually.
- On "Check the details", fix anything that's off. City and State are required, and you need at least an address, price, beds or living area.
- Under "Your voice", click Teach my voice if you want the copy to sound like you. This step is optional.
- Under "Who's it for?", pick the buyer you're writing for, such as First-time buyers or Investors.
- Choose a Tone and a Length: Short for social media, Medium for the MLS, or Long for blogs or brochures.
- Click Write the description.
- When "Your description" appears, click Copy to use it.
To adjust the result, type a request in Ask for a change, such as "mention the kitchen earlier", and click Apply. It keeps the facts, tone and length and changes only what you ask. Click Regenerate for a new version, or Start over to begin again.
Tips for better results
- Only the facts on "Check the details" are used, and nothing is invented. If a feature matters, add it in "Description notes (optional, used as facts)".
- A listing with a hidden address or price never sends those fields to the writer.
- The buyer you pick shapes which features get emphasized. That buyer is never named in the copy.
- Add your writing samples once, and every writing tool uses them. See How to teach AI your writing and speaking voice.
- Voice input needs Chrome. In other browsers, type or paste instead.
- If a PDF is a scan, upload a photo or screenshot of the sheet instead.
- Always read the description before you publish it. Check every fact against the listing, and make sure the wording meets fair housing rules. The writer is built to follow fair housing wording, but you are responsible for what you publish. See How to use AI photos, videos and copy responsibly.
Common questions
Can I use Listing description on the Free plan?
Yes. Free agents pay 1 credit per run. On Pro, it costs no credits. Both plans share the same limit of 50 runs per 24 hours.
Where do I find a description I wrote earlier?
The tool has no history list. Open the Generations page, choose the Copy chip, and click the listing description card. From there you can click Copy or Download .txt.
What happens if it fails?
You see a "That didn't work" message. Your credit comes back automatically, and the run does not count toward your limit. Try again from the tool.
Can I leave the page while it writes?
Yes. It keeps going, and the bar at the bottom of the page tells you when your listing description is ready.
