How to use AI photos, videos and copy responsibly

AI Studio can stage empty rooms, change backgrounds, write listing copy and make videos in your voice. You are still the one publishing it, so it's worth a few minutes to check it first. This guide covers disclosing edited photos, using only photos and voices you have the right to use, and reviewing AI copy for accuracy and fair housing.

Before you start

Before you publish anything made with AI, make sure:

  • You own every photo you upload, or have permission to use it.
  • Any speaking voice is your own, recorded by you.
  • You know your MLS's rules for digitally altered photos, and any local or brokerage rules.
  • You have the property's real facts in front of you to check against.

This guide isn't legal advice. When you're unsure, check with your MLS, your broker or a lawyer. Nothing in this guide costs credits.

How to review AI content before you publish

  1. Check every fact against the property. Beds, baths, square footage, price, features and school or neighborhood claims should match your listing.
  2. Remove anything the AI added that you can't back up.
  3. Read the copy for fair housing. Describe the home and its features, not the kind of person who should live there.
  4. Fill in any placeholders. Email writer marks facts you didn't give it under Fill these in before you send.
  5. Check local places. When a carousel fills in restaurants or spots for you, open View AI sources and confirm each one. The app says it plainly: "AI can make mistakes — check places before posting."
  6. Look closely at photos of you. Background changer asks you to flip to the original and check your face, glasses and hairline before you use it.
  7. Check staged rooms. Drag the before and after slider and check the walls, floor and windows.
  8. Add a disclosure to any virtually staged photo, as shown below.

How to disclose virtually staged photos

  1. In Virtual staging, leave Burn “Virtually Staged” into the photo switched on. It's on by default and adds a small "Virtually Staged" label in the bottom corner.
  2. After the photo is ready, find the box Disclosure — use this wherever the photo goes.
  3. Click Copy to copy the text "Virtually staged." and paste it into your caption or listing remarks.
  4. If you turned the label off, the box tells you the disclosure has to go in the caption or remarks. Add it there every time you use the photo.

In the app's words, "Most US MLSs and NAR guidance require a virtually staged photo to be disclosed as one." Rules differ, so always follow your own MLS and local disclosure rules for digitally altered photos.

Photos and voices you have the right to use

  • Upload only photos you took, paid for or have permission to use. Don't use another agent's listing photos.
  • When a tool puts a person on camera, such as Create avatar or Agent speaking, use photos of yourself, not other people.
  • In Background changer, don't pick a background that implies a property you don't represent. The app's advice: "A generic blurred kitchen is fine; a recognisable listing is not."
  • Record only your own speaking voice. The script opens with "I, (your name), am recording my voice so Agentr.ee can generate audio in my voice." That line is your consent, so read it yourself.

Tips for better results

  • Start AI copy from real facts. In Listing description, the Check the details step says "Fix anything that's off. Only these facts are used — nothing is invented."
  • Listing description is built to avoid invented features and to follow fair housing wording, and it never names the buyer audience. It isn't a legal review, so still read every line.
  • Use Enhance listing images for listing photos you want cleaned up. The room stays exactly as shot.
  • Keep the disclosure with the photo everywhere it goes, not just on the MLS.

Common questions

Do I have to disclose virtually staged photos?

The app notes that most US MLSs and NAR guidance require it. Follow your own MLS and local rules. Agentr.ee adds the "Virtually Staged" label by default and gives you disclosure text to copy.

Does Background changer add a disclosure label?

No. It changes the backdrop of your portrait, not a property. Just don't use a background that suggests a listing you don't represent.

Does Agentr.ee check my copy for fair housing?

Listing description is written to follow fair housing wording, but no tool is a legal check. Review all AI copy yourself before you publish.

Can I record someone else's voice?

You shouldn't. Record only your own voice. The script starts with a consent line in the first person, so the person reading it should be you.
