How to personalize a cold call script

Script personalizer writes a whole cold-call script for one prospect, from the opening through setting the appointment. You tell it who you're calling and what you know about them, and it writes 11 steps built to be said out loud, not read. Use it before you dial an expired listing, a FSBO, a probate contact or a circle prospecting list.

Before you start

You need:

  • The lead type and the basics you know about the prospect, such as their name and property address.
  • The name you introduce yourself with. It is filled in from your account name, and you can change it.
  • Optional: your writing voice. Script personalizer writes closer to how you talk when you've taught it your voice. See How to teach AI your writing and speaking voice.

You can write up to 10 scripts an hour on either plan. The counter shows how many you have left and when they reset. Every Regenerate and every change you ask for counts as a new script.

How to write your call script

  1. Open AI Studio at agentr.ee/workspace/studio, go to Write and choose Script personalizer.
  2. Under Who are you calling?, pick the lead type: Expired listing, FSBO (for sale by owner), Absentee owner, FRBO (for rent by owner), Circle prospecting or Probate.
  3. Under What do you know about them?, fill in the fields for that lead type, such as their name, the property address or days on market.
  4. For an expired listing, set Their previous agent was… so the script doesn't use the wrong opener on a seller whose agent was a friend or family.
  5. Add anything useful in Anything else you already know (optional), such as "relocating for work in the spring".
  6. Under What do you want out of the call?, pick the outcome, for example Sell for more or Plan a future move.
  7. Check How you introduce yourself. It is said out loud in the opening exactly as you type it.
  8. Click Write my script. It takes a few seconds longer than a single line because it writes all 11 steps.

What you get

Your call script shows the lead type and outcome, then:

  • Fill these in before you dial: facts only you know, marked [CONFIRM: …]. The tool doesn't know your market, so it never guesses at a number.
  • The numbered steps, from name confirmation to a low-stakes follow-up. Each step has the spoken line and a delivery cue.
  • Where this script usually dies: a short coaching note.

Use Copy, Save, Regenerate or New prospect. To change the script, type in Ask for a change (for example "shorter lines, warmer opening") and click Apply.

Click Call sheet for a full-screen dialing view in large type. Click Print to print it as a clean sheet.

Tips for better results

  • Pick the lead type first. Switching it clears fields that no longer apply.
  • Add one real detail in Anything else you already know. A specific detail makes the opening sound less canned.
  • Fill in every [CONFIRM: …] item before you dial.
  • Read the script out loud once and change any line you wouldn't say. You're responsible for what you say on the call. See How to use AI photos, videos and copy responsibly.

Common questions

Where are my past scripts saved?

Your last 8 scripts show under Your recent scripts in the tool. Open one mid-dial instead of writing it again. Reading one doesn't use a slot. Every script is also on your Generations page at agentr.ee/workspace/generations, under Copy, where you can copy it or download it as a .txt file. Call scripts are kept.

Why is there no status-quo step on my probate script?

Script personalizer drops that step for Probate on purpose. Asking a grieving family whether they could just keep the property is the wrong question at the wrong moment.

What happens if a script fails?

You'll see a "That didn't work" message. A failed script is not counted against your limit, and on the Free plan the credit comes back to you automatically.
